WARNING Do not rent from these people. They are liars and thieves. My apt was owned by a private person until he sold the property. Then they took over. They will keep your deposit even if you leave the place spotless. My apt was full of mold and termite holes. You will have to retain an atty just like I'm having to do. No two people there are on the same page. It's a horrible company. Look else where.
So far so good! ... this company seems to be welcoming, efficient, helpful, and very open and clear communication. I haven't had any problems and recommend working with them!
My roommate and I were looking to rent a 2 - 3 bedroom house in the St. Pete area, and Dean & DeWitt would not even allow us to see the house, let alone rent the house. Why? Because my roommate and I have never lived together before. Mind you, we have know each other for 6 years, went to college together, know each other's parents and we are best friends. We have never really been in a situation before where we have been in the same town and looking to rent at the same time, so they decided to deny us.
I cannot believe that this was even an issue. They turned down people willing to move in within less than a month and pay full rent, on-time every month. We had the references and financial stability to provide as proof that we would be good, compliant tenants, but they never got past the fact that we have never lived together before. I truly hope they revise this policy, because it is completely irrational. This company does not intend to make working with them easy.
I'd never rent a property from Dean & DeWitt again. The property I rented from a private landlord changed ownership and the new owners used this company. Nothing ever would get fixed on time or without threats of rent increased, the property had two pages of infractions per code enforcement, and they lie to keep your security deposit after not following the law about timeline of contacting former renter. You'd be wise to rent from almost anyone but this company.
I've tried to respond to reviews as the business owner, but Citysearch only allows owners to respond if they pay for "advertising".

Review by Mfunk20: This tenant did also file a complaint with the Better Business Bureau. The BBB's findings are, "BBB found business made good faith effort to resolve complaint but customer not satisfied with business response (1 complaint)" That is the only complaint filed in 3 years (actually in 7 years of business, but BBB doesn't track that far back)
We know that our customers (tenants) are our lifeblood and we work hard to keep a positive reputation. All claims against a deposit include an itemized report and photos whenever possible. It is our goal to treat every customer fairly and make renting from Dean & DeWitt a positive experience.
ScottB66: Ouch! That is a very harsh review. This owner was rightfully upset. I was hospitalized for a week and then seeing doctors over the course of a month. Just a very distracted time that has long passed. We still manage this owners property and I believe that this negative review will turn positive at some point. We've kept his property rented and always stayed current with the market so that rents have increased and vacancies have been all but non-existent.
Renters and owners BEWARE! – To say this place is any kind of property management is a complete joke. I rented a house for a year and had nothing but trouble. It would take up to an entire month for them to respond to any type of problems with the house. Then after I had the house professionally cleaned I was charged $300 from my security deposit for "extraordinary cleaning". They are a complete scam and have been reported to the Better Business Bureau. for my money I would look else ware when listing with or renting from this dishonest group of thieves.

We always do our best to give detailed clear reports to support any claim. We know that tenants are our lifeblood to success and work hard to keep a positive reputation. We believe that our customers (tenants) need to leave feeling like they were treated fairly.
Complete failure – Justin Dean, of Dean and Dewitt, has been our "property manager" for 6 months. I use quotes because he calls himself a property manager but never does any actual work. Justin is extremely lazy, he often fails to acknowledge communication and has to be asked repeatedly to perform even the most basic tasks. (For example, it took him 1 week, 3 e-mails and one voice-mail from me before scheduling a simple insurance inspection.) It's a small property and does not require a lot of attention, so it's not as if it's a difficult job. He has also authorized several suspicious repairs without my knowledge or permission, and failed to provide any evidence or documentation to justify the expenses. The only thing Justin has is a lot of excuses. I urge anyone seeking a property manager to look elsewhere - Justin Dean is, at best, unreliable.
Yikes! That is a tough review and a personal attack on me! With that said, we have continually managed this owner's property for 2+ years and have had a good working relationship. I think the fact that we still manage his property speaks for itself. I hope that this turns into a positive review a some point...
